About the Role
The Floating Maintenance Technician provides skilled, proactive maintenance and repair support across multiple Fairfield Residential communities within a local market. This role specifically will work a second shift schedule from 12:00 pm to 8:00 pm to assist with after hours emergency calls or work orders. This dynamic role is ideal for an experienced technician who thrives on variety, enjoys working independently, and excels at handling diverse tasks such as HVAC repair, plumbing, electrical work, carpentry, and painting. With regular local travel supported by an auto allowance, you'll play a key role in maintaining our communities' exceptional standards, while ensuring resident satisfaction and property excellence. HVAC certification, driver's license, reliable transportation and a proven track record in multifamily maintenance required; bilingual skills (English/Spanish) are a plus. This is a 'second shift' opportunity with later scheduled working hours.
What You'll Do

Routine and Preventive Maintenance
Perform electrical, plumbing, carpentry, painting, appliance repairs, and HVAC repairs and maintenance.
Conduct regular property inspections to identify and resolve potential issues proactively.
General maintenance and cleaning of grounds.
Service Requests
Efficiently complete assigned service requests, prioritizing based on urgency and community needs.
Maintain accurate maintenance records, logs, and inventory tracking.
Unit Preparation
Prepare units promptly and effectively for new residents.
Safety Standards
Adhere strictly to safety standards.

What You'll Need
Education and Certifications
High school diploma or equivalent
HVAC certification required (Type II or EPA Universal)
Certified Pool Operator (CPO) license
Valid driver's license required

Experience
3-5+ years multifamily or residential maintenance experience
Experience with disaster preparedness and response
Proficient in apartment maintenance with hands-on experience in troubleshooting various systems
Skills and Competencies
Strong diagnostic and repair skills in HVAC, electrical, plumbing, carpentry, and appliances
Ability to read, write, understand, and communicate in English
Ability to work independently and as part of a team
Strong organizational and time management skills
Knowledge of safety regulations and compliance requirements
General computer skills including operating a mobile device
Superior customer service skills including the ability to manage difficult customers and/or situations
Proficient in apartment maintenance with hands-on experience in troubleshooting various systems
Can work a a later normal schedule, but also have the ability to be flexible on scheduling to include weekends and on-call hours to address emergency services
Bilingual (English/Spanish) preferred

Estimated Rate of Pay:
$25.00 - $30.00
This position is non-exempt; the range above reflects hourly rates.
The pay range displayed for this position is determined by skills and experience required, location and job complexity*. Potential job offers may vary based on the skills, education, and experience an individual candidate holds. This range reflects base rate only, and does not include allowances, perks, commissions or bonuses applicable to this position (if any). In addition to base salary, Fairfield offers all full time associates the following, upon meeting eligibility requirements:
