Job Description:
• \tPerforms preventive maintenance procedures on building engineering systems and laboratory equipment on a scheduled basis and in accordance with regulatory and safety requirements.
• \tInspects HVAC units for proper operation and performs adjustments as required.
• \tResolves assigned work orders timely.
• \tPerforms basic rough and finished carpentry work in construction and repair of structures.
• \tPerforms basic electrical installation and repair work and checks the functionality of safety systems.
• \tIdentifies and performs basic repairs of plumbing leaks or breaks. Cleans and inspects boilers and treats water with proper chemicals.
• \tAssists with unscheduled repairs/troubleshooting of building and laboratory equipment.
• \tMaintains grounds in clean and orderly manner including, but not limited to mowing trimming, weeding, planting etc.
• \tAssist in all phases of project work involving moving, remodeling and equipment installation.
• \tCompletes daily, weekly and monthly checklists on building equipment maintenance procedures and maintains records of scheduled maintenance procedures.
• \tMay need to respond to emergency calls after scheduled working hours, weekends, and holidays.
• \tMay pick up parts and supplies at local vendors.
• \tOther duties as assigned.

Working Conditions:
• While performing the duties of this job, the Associate is regularly exposed to a variety of livestock, domestic and laboratory animals, and is frequently exposed to wet conditions (non-weather) and toxic or caustic chemicals. The Associate is frequently exposed to outdoor weather conditions, including occasional extreme hot and extreme cold temperatures. The Associate may, on rare occasion, be exposed to fluoroscopy.
• The noise level in the work environment is usually moderate and frequently loud. Hearing protection is required in designated areas and when performing specific tasks.
• While performing the duties of this job, the Associate is regularly required to stand, walk, use hands, and talk or hear. The Associate is frequently required to reach with hands and arms, use hands and fingers to operate equipment, use tools, and manipulate small objects. The Associate is occasionally required to sit, climb, balance, stoop, kneel, crouch, or crawl.
• The Associate is regularly required to lift up to 50 pounds unassisted; is frequently required to physically move/push/pull/maneuver objects, occasionally weighing up to100 pounds; and is frequently required to climb stairs and/or ladders and perform certain tasks working at heights.

Please Note: Individual base pay depends on various factors, in addition to primary work location, such as complexity and responsibility of role, job duties/requirements, and relevant experience and skills.
