Title: Entitlements Project Manager

Location: Onsite -Conroe, TX 77384

Duration: PERM

Start date: ASAP

Hours: M-F 8am-5pm

Salary: $95K - $100K

Must Haves:
  • HS Diploma or Bachelor's degree in STEM, engineering, accounting or finance
  • 3-5 years civil engineering experience and experience working on single family homes
  • Project management experience and being able to handle 5-10 projects
  • Proficient within Excel
  • Experience handling multiple projects at once
  • Strong verbal and written communication skills
  • Must be reliable and self-starter
  • Proficiency with MS Office and email

Plusses:
  • Homebuilder industry experience or Entitlements PM experience preferred
  • Experience working at an engineering consulting firm
  • PE License

Day to Day:

A client in Conroe, TX is looking for an Entitlements Project Manager. The day to day responsibilities are listed below:
  • Oversee multiple projects simultaneously, ensuring each progresses smoothly through the entitlement process within a dynamic, high-volume setting.
  • Handle all facets of securing entitlements, including the acquisition of necessary approvals, permits, and all related documentation and preliminary plats for designated projects.
  • Conduct daily management of due diligence activities required for obtaining entitlements from local authorities, which encompasses plan amendments, zoning changes, and preliminary plats.
  • Take charge of crafting and adhering to project entitlement schedules, aligning them with contractual obligations and overarching business objectives.
  • Compile and analyze cost data from various departments to construct feasibility budgets, assessing the economic feasibility of each project under consideration.
  • Proactively identify and address potential barriers to secure zoning and planning approvals from various governmental bodies in a timely manner.
  • Oversee and guide the work of consultants engaged in due diligence and entitlement tasks to ensure adherence to project timelines.
  • Assess consultant deliverables, including scopes of work, Development Agreements, and technical reports, ensuring they meet project requirements.
  • Develop and maintain comprehensive pre-development schedules, demonstrating strong multitasking abilities alongside quality and budget management.
  • Swiftly address and resolve entitlement-related issues to maintain project momentum and adherence to schedules.
  • Build and maintain relationships with utility providers to ascertain service availability and compliance with project needs.
  • Stay informed of local government regulations related to zoning, ordinances, impact fees, and entitlement processes that may affect project outcomes.
  • Generate and organize supporting materials such as aerial photographs, maps, and exhibits for project submissions.
  • Evaluate grading and construction plans to ensure they align with the company's established standards and practices.
  • Uphold the highest professional and ethical standards in all business dealings to foster customer trust and enhance company reputation and profitability.
