About the Role

This position entails a focus on the long-term strategic real estate performance, financial planning, and monitoring of individual assets and portfolios. The company is seeking to hire an asset manager to focus on office, retail and restaurant, and traditional industrial assets within the portfolio. Some of the assets managed would include M-K-T (Houston, TX), The Mill (Houston, TX), Assembly Park (Plano, TX), and Work/Shop (Dallas, TX).

Key Responsibilities

Interact with the partners, principals, and the Director of Operations to ensure operational excellence at the project level is in line with executing the overall business plan.

Work with the Marketing and Brand Director and align with the set site goals and leasing initiatives to assist and ensure that the assets are operated in a way that is on-brand, embraces a sense of place, and is setting new community standards

Work with property management teams to assure a best-in-class hospitality environment is being provided to our tenants and visitors

Negotiate lease documents based on the LOI's signed with prospective tenants

Work closely with capital partners, property managers, consultants, and servicers to provide direction for and oversight of business plans, budgets, forecasts, leases, renewals, analysis and approvals.

Oversee and optimize property performance and investment returns through the analysis of property efficiencies and identifying opportunities for improved performance.

Lead property and liability insurance procurement with the assistance of broker for assigned portfolio.

Provide operational guidance, financial oversight, and consultation to property management personnel based upon the strategic plan with respect to each property.

Maintain in-depth familiarity with assigned portfolio of properties including analysis of monthly and quarterly financial statements for each property.

With the assistant of analysts, maintain Asset Management Investment Plans and models, a comprehensive summary of the business plan and projected returns, which are updated on a semi-annual basis.

Assist in the preparation of annual operating and capital budgets and monitor property managers' conformance with approved budgets.

Perform regular inspections of the properties with the assigned property manager and help develop and implement programs to correct problems and enhance property operations and appearance.

Work with acquisition's team on potential transactions, from due diligence and underwriting, through closing and transition into the investment portfolio

Managing the disposition process

Required Skills/Abilities:

Excellent analytical skills and an ability to communicate effectively both orally and in writing with management, tenants, third-party agents, and lenders

Proven time management skills with an ability to meet deadlines

Strong analytical and problem-solving skills

Strong organizational skills and attention to detail

Excellent interpersonal and customer service skills

Ability to prioritize tasks and to delegate them when appropriate

Ability to multi-task, work independently, and be able to work effectively and collaboratively across the organization

A knowledge of Microsoft Excel and Word, with a knowledge of Argus and property management software being preferred

Education and Experience:

Bachelor's or higher degree

At least 5 years of commercial real estate asset management experience
