Job Description:




Responsibilities



We are seeking a Director to join our Real Estate Development Advisory Services (DAS) consulting team as a development leader. This role responsibilities will require skills sets for real estate project management expertise.


  • Understanding the complete real estate development process from land/existing building through concept, feasibility, entitlements, schematic design, design development, construction and close out


  • Design Management Work with 3rd party stakeholders and client on various phases of design


  • Assistance with RFPs for interviewing, scoring, selecting, retaining and coordination vendors, such as, architects, landscaping, civil engineers, IT, general contractor, 3rd party testing agencies, interior designers, etc. Management of the pre-conference calls, award and final procurement process


  • Procurement Method review and advisement


  • Collaboration with design team on site plan/landscaping for zoning change, Schematic Design, Design Development, Construction Documents, updated pricing documents, other government approvals


  • Coordinate with local counsel and the engineers on projects. Attend and, where necessary, make presentations at public hearings on such applications as necessary


  • Create oversight and coordination of the approved project development (Cost Controls) and construction schedule (Scheduling Controls)


  • Conduct Contract Compliance, Quality Controls and Quality Assurance


  • Work with architect and general Contractor as issues arise and solutions ensue


  • Participate in Weekly Owner Architect Contractor meetings


  • Lead ongoing communication, coordination efforts with all stakeholders both internal and external. Including review of documentation of project meeting minutes, RFI log and submittal log for issues


  • Review and dissemination of 3rd party testing, owner and general contractor invoices and supporting material for adherence to contract and construction progress


  • Create and deliver monthly report with cumulative monthly knowledge inclusive of cash flow project to actual, progress photos, work in progress, cost to complete, construction issues, schedule update, budget management, project deficiencies, three week look ahead


  • Assist in FF&E, As Built, client turnover and various Project close out activities


  • Taking ownership for the research of industry and technical issues


  • Financial Oversight: Draw Package Review, Change Order Review & Negotiations, Scenario Analysis, Performance Forecasting, and Risk Assessment and Mitigation Advisement


  • Reviewing potential new business opportunities and provide support in developing presentations, pitch books and proposals


  • Utilize current business relationships to introduce BT DAS team skills, as well as other BT core services


  • Mentor and lead team members





Qualifications

  • Bachelor's Degree in Business, Economics, Real Estate, Urban Planning, Engineering or related field required. Master's degree preferred.


  • Project financing capital stack financing experience required.


  • Minimum of ten (10) years minimum of professional real estate experience, required.


  • Understanding of real estate financials and operating performance, required


  • Experience with affordable housing, senior, family, educational and healthcare projects


  • Knowledge with managing of real estate developments that include mixed use and mixed development.


  • Demonstrated management, analytical, organization, interpersonal, project management, communication skills, and highly developed Microsoft Suite skills (Word, Excel, Project) required.


  • Ability to lead and supervise others, provide exceptional client service, demonstrate commitment to continuous learning in order to stay current regarding applicable strategies, see the "big picture" as well as the details, display appropriate ethical knowledge and commitment, and exhibit a sense of urgency and commitment to quality and the timely completion of duties, required


  • American Institute of Architect (AIA), Project Management Professional (PMP), OSHA, preferred.


  • Willingness to travel up to 40% during peak times.
