Job Description:

Korn Ferry Military Division has partnered with our client on their search for an Assistant Facilities Director to work at their Midland TX campus. This Continuing Care Retirement Community covers 65-acres, and is a non-profit corporation managed by a volunteer board of trustees. It provides quality homes, health care services, programs and activities for its senior adult residents; role will require an individual with a high comfort level in working with a variety of personalities in an elderly community.

Compensation: $85,000-100,000

What You Will Do:

Will be responsible for assisting the Director of Facilities Management with all operational aspects, in accordance with Federal, State, and County and other local guidelines and life-safety code regulations. Assist in planning, directing, organizing, managing and ensuring all services are delivered in accordance with all policies and procedures. Exercise superior leadership skills in managing personnel and assisting with directing operations of the Department.
  • Assists with all Facilities Management, Housekeeping, Laundry, Janitors, and Driving personnel. Accountable for the overall wellbeing, performance, productivity, conduct, training, development and morale of those employees. Ensure that Department personnel are properly led, fairly treated, adequately trained and have the necessary tools/equipment to perform duties assigned.
  • Conduct regular walking tours and inspections of the campus, buildings, mechanical areas, public (common) areas, offices, shops, etc. Identify life-safety, code, work or environmental violations and/or hazards.Be sensitive to the recognition of resident and employee concerns and/or needs, and initiate corrective actions.Exercise "management by walking around."
  • Capable of operating all equipment (pumps, boilers, generators, compressors, chillers, etc.) and electrical systems located throughout and within the campus and buildings.
  • Know the skills, techniques and tools required performing the routine and preventive maintenance functions. Possess the ability to inspect, test, and measure completed work and monitor employees, work levels and review employee work performance, using devices such as hand tools, gauges, and the work order database (used to verify completed workorders) to verify conformance to standards or repair requirements.
  • Perform detailed technical, safety and operational inspections of mechanical and electrical systems. Be capable of identifying deficiencies and to either effect corrective actions with assigned in-house resources (personnel and material) or capably and professionally oversee contract support work.
  • Assist in the preparation of the Department's annual budget. Oversee/monitor execution of the approved budget, ensuring that all financial expenditures are both necessary and within established fiscal boundaries.
  • Exercise continuing vigilance to ensure compliance with Federal, State and local regulations related to maintenance operations in a continuing care community environment.
  • Possess--and be willing to exercise--a work ethic, which supports extended hours of operation at the facility in addition to being "On Call" 24 hours per day, seven days per week.
  • Be capable of reading and interpreting blueprints, schematics, or work orders to construct templates and lay out reference points for workers.
  • Have experience in facility modernization and improvement projects, including prior personal involvement in a major renovation / construction projects.
  • Be knowledgeable of campus phone systems and determine when problems can be solved in-house, or a service call is required.
  • Supervise all contracts with third-party vendors.
  • Perform other functions normally required or expected of a Facilities Management Assistant Director which are common to the day-to-day operations encountered in a demanding, fast-paced, client-sensitive work environment.

Education and Work Experience:
  • At least 4 years of US Military experience required
  • General maintenance background.
  • 4-year degree in electrical or mechanical engineering (or related field preferred); 3-5 years of hands-on operational experience also acceptable.
  • Must be comfortable working around elderly community (independent and assisted living, memory care, etc.) Be capable of assisting other facility staff personnel in the lifting and/or carrying of non-ambulatory residents/clients to safety during emergencies, as required.
