The Residential Construction Superintendent will manage all on-site construction activities for residential projects, ensuring that the project is completed safely, on time, and within budget. The Superintendent will coordinate with subcontractors, suppliers, and other stakeholders to deliver a high-quality finished product that meets the client's specifications.
Key Responsibilities:
Project Management:
Oversee and manage all aspects of residential construction projects from start to finish.
Develop and maintain project schedules, ensuring that milestones are met.
Monitor the project budget and manage costs to prevent overruns.
Ensure compliance with building codes, safety regulations, and company standards.
Team Coordination:
Coordinate and supervise the work of subcontractors, suppliers, and laborers.
Conduct regular meetings with the construction team to discuss progress, challenges, and solutions.
Provide direction and support to on-site personnel to ensure tasks are completed efficiently.
Quality Control:
Inspect work for quality and ensure that construction meets the specified standards and client expectations.
Address and resolve any issues or deficiencies in construction quality.
Conduct final inspections and ensure that punch lists are completed before project handover.
Safety Management:
Implement and enforce safety protocols on the construction site.
Conduct regular safety inspections and address any hazards immediately.
Ensure that all personnel on-site adhere to safety regulations and wear appropriate protective equipment.
Client Relations:
Maintain regular communication with clients to provide updates on project progress.
Address any client concerns or requests promptly and professionally.
Ensure that client expectations are met or exceeded throughout the project.
Documentation and Reporting:
Maintain accurate records of project progress, including daily logs, inspection reports, and change orders.
Prepare and submit regular reports to upper management on project status, including any potential delays or issues.
Ensure all necessary permits and inspections are obtained and documented.
Qualifications:
Education: High school diploma or equivalent; a degree in construction management or a related field is preferred.
Experience: Minimum of 5 years of experience in residential construction, with at least 2 years in a supervisory role.
Certifications: Relevant certifications (e.g., OSHA safety certification, Project Management Professional) are a plus.
