Job Description:

Job Summary:

The Residential Construction Superintendent will manage all on-site construction activities for residential projects, ensuring that the project is completed safely, on time, and within budget. The Superintendent will coordinate with subcontractors, suppliers, and other stakeholders to deliver a high-quality finished product that meets the client's specifications.

Key Responsibilities:

Project Management:
  • Oversee and manage all aspects of residential construction projects from start to finish.
  • Develop and maintain project schedules, ensuring that milestones are met.
  • Monitor the project budget and manage costs to prevent overruns.
  • Ensure compliance with building codes, safety regulations, and company standards.

Team Coordination:
  • Coordinate and supervise the work of subcontractors, suppliers, and laborers.
  • Conduct regular meetings with the construction team to discuss progress, challenges, and solutions.
  • Provide direction and support to on-site personnel to ensure tasks are completed efficiently.

Quality Control:
  • Inspect work for quality and ensure that construction meets the specified standards and client expectations.
  • Address and resolve any issues or deficiencies in construction quality.
  • Conduct final inspections and ensure that punch lists are completed before project handover.

Safety Management:
  • Implement and enforce safety protocols on the construction site.
  • Conduct regular safety inspections and address any hazards immediately.
  • Ensure that all personnel on-site adhere to safety regulations and wear appropriate protective equipment.

Client Relations:
  • Maintain regular communication with clients to provide updates on project progress.
  • Address any client concerns or requests promptly and professionally.
  • Ensure that client expectations are met or exceeded throughout the project.

Documentation and Reporting:
  • Maintain accurate records of project progress, including daily logs, inspection reports, and change orders.
  • Prepare and submit regular reports to upper management on project status, including any potential delays or issues.
  • Ensure all necessary permits and inspections are obtained and documented.

Qualifications:
  • Education: High school diploma or equivalent; a degree in construction management or a related field is preferred.
  • Experience: Minimum of 5 years of experience in residential construction, with at least 2 years in a supervisory role.
  • Certifications: Relevant certifications (e.g., OSHA safety certification, Project Management Professional) are a plus.
