SVP, Development Owner Rep / Development Management

Position Overview:

This position will be responsible for leading the day-to-day ownership and development activities for the Merchant Building, the transformational high-rise, mixed-use project at the Historic North Market. The role will be part of the Rockbridge Development Team, which is responsible for sourcing, underwriting, and executing new investments for Rockbridge. Specifically, the team is focused on comprehensive repositioning and ground-up development projects, locally as well as across the U.S., where Rockbridge can create significant value through property transformation to achieve attractive returns for investors.

The SVP of Development Management will act as Rockbridge's owner's representative in overseeing the execution of The Merchant Building project through construction to completion. This person will be the liaison between all stakeholders, including the North Market, city, county, and state officials, investors and lenders, as well as the construction and ownership teams. The role will require proactive communication with all internal and external constituents and ultimately be responsible for ensuring the project is completed to the underwritten business plan.

During the project's construction phase, the SVP of Development Management will ensure that design, budget, and schedule objectives are achieved, and will work with the construction and operations teams to ensure consistent communication with ownership. The role will require significant financial management skills to manage a complex capital stack and underwriting acumen to ensure expert financial stewardship of the project. Going forward the SVP of Development Management will engage in a similar role in other projects, beginning at the outset of projects to manage the entire lifecycle of investments and ensure continuity throughout.

Key Responsibilities:
  • Guide the project team in each phase, including underwriting, design, entitlement, construction, closeout, and operational ramp up.
  • Manage an experienced multidisciplinary team to ensure strong coordination and execution.
  • Take a big picture view of strategy, risk assessment, capital structure and investment returns, and continuously communicate this view throughout the life of the project for the owner.
  • Support up front underwriting, entitlement and negotiation efforts during due diligence, acquisition and business plan development.
  • Oversee incentives, change order and loan draw processes.
  • Oversee ongoing financial analyses throughout design and development process including any budget / scope modifications.
  • Hold decision makers accountable on critical path decisions to ensure budgetary fidelity and timely, quality results.
  • Coordinate capitalization efforts by tracking budgetary changes and resulting effects on project capitalization with internal groups and external partners to the extent applicable.
  • Lead and manage ongoing design, branding, leasing, and parking execution.
  • Understand project schedule to drive results, solve problems and elevate issues, as necessary.
  • Manage internal and external relationships to enhance business relationships and achieve project objectives.
  • Lead ongoing reporting and compliance with financing and incentive agreements.
  • Provide extensive interface with community members and government authorities during the entitlement and permitting processes.
  • Work with operators and RBHM on project pre-opening operational and execution.

Candidate Qualifications:
  • Minimum of 15 years of development experience leading high-profile, multi-use projects with or on behalf of owner/developer
  • Ability to manage multiple priorities, work under deadlines, and balance short and long-term objectives
  • Disciplined and comfortable with ambiguity and very adaptable
  • Capability to understand and manage complex financial and legal structures, knowledge of investment and transaction, development and construction, and operations fundamentals
