The Amherst Residential platform provides a comprehensive suite of services to facilitate the ownership of single-family rental properties, including property management services, asset-level financing, and asset management services. With a deep understanding of and proprietary analytics on the single-family home and mortgage markets, Amherst's platform combines a unique combination of national scale with local market knowledge and execution.

The general role of the Associate, Underwriter is to work with the Executive Director, Private Equity to support real estate acquisitions with underwriting new transactions entering the pipeline and manage the process throughout the various stages of the acquisition process. This role will be designated as a full time in office role based in our Austin, TX location.

Responsibilities

  • Financial and valuation analysis of potential acquisitions of single-family rental properties
  • Effectively identify and articulate the major risks associated with an investment opportunity in both verbal and written format
  • Perform and provide expertise on all aspects of the financial modeling, focusing on unleveraged, leveraged and structured analysis of institutional real estate. Excel modeling expertise is a significant advantage
  • Research and evaluate economic, demographic, and real estate market data
  • Manage the overall investment process by conducting due diligence and research market conditions including physical assessment, location assessment, rent comparables, sales comparables and replacement costs while working with internal and external teams
  • Communicate and develop recommendations for 3rd party providers and clients
  • Set guidelines, policies, and procedures to ensure valuations are performed consistently, and conform to existing market values and trends

Qualifications:

  • Minimum of 4 years of experience in the underwriting of equity investments in commercial real estate
  • Undergraduate degree is required, advanced degree or applicable experience a plus.
  • Multi-family and/or SFR experience a plus
  • Strong analytical/quantitative and technical abilities, organizational skills, and attention to detail
  • Strong leadership, initiative, and interpersonal skills
  • Ability to manage multiple projects concurrently
  • High energy with an ability to work in a fast-paced environment
  • Proficiency in common Adobe and Microsoft Applications (Office, Excel, Word, Powerpoint)
