Job Description:

Macdonald & Company has partnered with a prominent affordable housing owner, investor, and developer to hire a Director of Portfolio Management for their Los Angeles office.

Key Responsibilities:
  • Lead the strategic management of real estate assets to maximize property value, enhance cash flow, and oversee key capital initiatives.
  • Develop a comprehensive understanding of each property's operational challenges, assess performance, and identify areas for improvement.
  • Manage large-scale capital projects, coordinating with contractors and vendors to ensure projects are completed on time and within budget.
  • Foster strong relationships with property management teams, proactively addressing issues and ensuring operational standards are met.
  • Review monthly and quarterly financial reports, comparing actual performance with forecasts to ensure financial accuracy and provide actionable insights.
  • Develop and oversee annual budgets for operations and capital expenditures, aligning them with overall asset management goals.
  • Collaborate with compliance teams to ensure adherence to regulatory requirements for various government housing programs.

Qualifications:
  • Bachelor's degree in Business, Finance, Real Estate, or a related field.
  • 5-10 years of experience in real estate asset management or finance, with a focus on affordable or workforce housing.
  • Experience transitioning from property management to asset management is highly desirable.
  • Strong analytical skills with the ability to interpret financial data and create strategic plans.
  • Excellent communication skills, able to effectively engage with a range of stakeholders, including investors and regulatory bodies.
  • Demonstrated career growth and a commitment to continuous professional development.
  • Strong organizational skills with a proactive approach to managing multiple tasks.
  • Proficient in Microsoft Excel and Word.
  • Willingness to travel within California.
