We are seeking a proactive and detail-oriented Property Maintenance Coordinator and Contractors Assistant to manage maintenance for all rental properties while assisting the General Contractor with special projects, including renovations and additions etc. This dual role will involve coordinating with vendors, tenants, and subcontractors to ensure high-quality maintenance and project execution.Key Responsibilities:Property Maintenance Coordinator:Oversee maintenance for all rental properties, serving as the point of contact for vendors, owners, and tenants regarding maintenance and emergency repairs.Manage vendor relationships to keep costs in line and ensure quality work is performed.Conduct property inspections for move-ins and move-outs to assess issues like termite and roof damage, ensuring tenant accountability for property conditions.Manage tenant expectations regarding repairs and work diligently to maintain tenant satisfaction.Collaborate with property owners to build strong relationships that facilitate effective maintenance of rental units.Contractor's Assistance:Assist the General Contractor in planning and executing special projects, including renovations and additions etc.Coordinate with subcontractors and suppliers to schedule work and ensure timely delivery of materials.Monitor project progress, addressing any issues that arise to keep projects on track.Ensure all necessary personnel are on-site and available for project tasks.Maintain open communication with subcontractors, vendors, and the General Contractor to ensure effective collaboration.Conduct site visits to monitor work quality, safety compliance, and adherence to project specifications.Help prepare and manage project documentation, including contracts, schedules, and progress reports.Resolve conflicts or challenges that may arise during the project lifecycle.Qualifications:Proven experience in a job site environment, preferably in property maintenance or construction.Knowledge of property maintenance practices and an understanding of general repair costs.Strong organizational skills with the ability to manage multiple tasks and schedules effectively.Familiarity with project coordination principles is a plus.Excellent communication and time management skills.Ability to assess issues quickly and determine the best course of action for Keen attention to detail, ensuring maintenance work meets quality standards and safety regulations.Proficient in technology.
