Job Title: Due Diligence Coordinator
Department: Land Development
Reports to: Managing Director/Studio Director
FLSA Status: Exempt


GENERAL SUMMARY
The Due Diligence Coordinator reports to the Managing Director or Studio Director and leads the due diligence aspects of commercial land development projects and manages due diligence consultants, including but not limited to geotechnical, environmental, traffic, and survey. This position works closely with the Director of Development or Development Manager and design teams (civil and architectural) throughout the project development life cycle.

SUPERVISORY RESPONSIBILITIES
This position does not have supervisory responsibilities.

• Research local, state, and federal approval requirements and processes.
• Conduct site assessment and utility availability investigations.
• Prepare due diligence reports and memorandums.
• Utility coordination.
• Research applicable real estate agreement critical dates, restrictions, and requirements.
• Track and update project status from inception to construction.
• Develop and maintain project-specific development schedules and budgets.
• Manage consultants and assigned tasks within budget and/or contract terms.

REQUIRED SKILLS AND ABILITIES

• Strong leadership skills and work ethic.
• Demonstrated ability to work, manage, and meet competing deadlines in a fast-paced environment.
• Excellent communication skills (verbal and written).
• Team player who can adapt to changing priorities and effectively manage multiple projects professionally and with a positive attitude.
• Strong understanding of building codes, zoning regulations, and approval processes.
• Strong understanding of building systems, zoning, and site development requirements (Structural, MEP, Civil, and Geotechnical).
• Strong understanding of critical path scheduling methods and relationships.
• Highly organized, detail-driven, and conscientious.
• Proficient in MS Office suite; Proficiency in MS Project or other web-based project management platforms preferred.
• Demonstrated problem-solving and critical thinking ability.

EDUCATION AND EXPERIENCE

• Bachelor’s degree in architecture, landscape architecture, civil engineering, planning, or related field.
• 5+ years of commercial land development experience.

WORK ENVIRONMENT
Work is performed in a standard office setting, onsite at client locations, and on construction/building sites.

PHYSICAL DEMANDS
This position requires sufficient physical ability, with or without reasonable accommodation, to perform work in an office setting, which includes extensive employee contact, frequent interruptions, the ability to stand or sit for prolonged periods, to occasionally stoop, bend, kneel, crouch, reach, and twist, to lift, carry, push, and/or pull light to moderate amounts of weight, to operate office equipment requiring repetitive hand movement and fine coordination including use of a computer keyboard, to verbally communicate to exchange information, to travel to other locations using various modes of private and commercial transportation, to verbally communicate to exchange information with or without accommodation, to see in the normal visual range with or without correction, and can hear in the normal audio range with or without correction. This position requires physical mobility on and around construction sites before and after the installation of landscaping, pavement, stairs, elevators, electricity, heating, and air conditioning.
