Bachelor's or Master's Degree in Architecture.
Minimum five years' working experience in Higher Education, managing architectural teams and sub-consultants.
Proven experience with architectural plan development and managing design of large-scale construction projects.
Experience working closely with stakeholders and responding to their specific requests.
Experience establishing, understanding and successfully implementing project financials.
Knowledge of local, state and federal codes and regulations.
Experience with project/construction management software.
Preferred Qualifications:
Licensed Architect in the State of Texas
Knowledge of symbols used in preparation of contract documents; construction terminology; construction materials, standards, codes, laws, and regulations; engineering principles and standards; and contract law.
Experience reading and understanding: contract documents, codes, standards, change proposals/orders, requests for information, architect instructions, and contractor's questions.
Experience delegating, directing the work of others, and motivating people.
Knowledge of the Texas State University campus buildings and infrastructure: utilities, streets and drainage ways.
Knowledge of Texas State University Design and Construction Standards.
Knowledge of design and planning principles, and development of conceptual design through construction drawings alongside consultants.
Experience working in an environment with shifting priorities, demands and timelines.
Strong communication and relationship building skills to effectively support and connect with diverse stakeholders, team members and contractors.
Experience maintaining a positive attitude, a professional demeanor, and exceptional communication skills in stressful situations.
Specialty credentials, such as LEED AP, CEFP, or similar.
Job Description:
The Capital Project Manager will manage and support all project responsibilities for Capital projects as implemented through the Department of Facilities Planning Design and Construction.
Job Duties:
Manage in-house construction managers and inspectors assigned to specific projects.
Full scope architectural plan coordination.
Obtain and negotiate consultant proposals and provide approval recommendations to the procurement team.
Coordinate with and manage the architectural, interior design, sub-consultant team and contractor on Capital projects.
Oversee architectural and construction scheduling, coordinating with all participants to achieve support and drive completion dates.
Prepare meeting agendas, meeting minutes, and action item lists as needed.
Monitor and drive progress ensuring actionable items are resolved to meet project schedule.
Coordinate with the General Contractor during preconstruction and construction phases on pricing, technical feasibility, scheduling, contract negotiations, buy-out, constructability reviews, among other responsibilities.
Meet with internal staff, consultants, and any involved agencies/organizations to forward progress to meet the project schedule.
Participate in the development and review of RFQ's/RFP's for the evaluation and selection of Architects, General Contractor and Owner-provided Consultants.
Participate in regular Owner-Architect-Contractor (OAC) meetings.
Monitor the schedule, submittal log, requests for information and potential changes orders, making recommendations to meet project schedule and budget.
Review shop drawings and submittals.
Other duties as assigned and associated with the performance of construction and project management.
