Gaston Real Estate Investment Company, a small business in downtown Columbia, is searching for a Student Housing Manager. Our portfolio consists of ~115 residential & commercial rental units owned by the company. Mainly focused on student housing near the University of South Carolina campus.
Student rentals. That's what we do.

1) Keep these 115 units occupied
2) Keep the tenants happy

$65,000 base w/ bonuses + benefits up to $80,000 (open to health ins as part of 15k)
Autonomy is a big deal here - you won't be micromanaged

Property management experience is helpful, but not required

This position will work under a Director of Operations - this person will be your boss
You'll work w/ a team of 4 others (3 w/ maintenance and a bookkeeper)
You'll be in charge of traditional property management duties like...
Lots of signing leases and showing houses in the fall + winter
And lots of admin & turnovers in the spring + summer
Handle dispute resolution -- sometime tenants can be a handful
Tough parts about the job:
Summers are busy - lots of kids moving in and moving out
Occasional on-call duties at night & weekends - sometimes things break after hours
Most college kids are great - but sometimes they can be challenging :)
Cool parts about the job:
Thanksgiving & most of December are chill - kids are out of town
The owner wants his properties nice - this makes a huge difference in property mgmt!
Minimum requirements?
2+ years of Student housing experience (unfortunately non-negotiable)
What other experience could be helpful?
Working in a small business - flexibility is important to us!
Appfolio software - it's what we use
Construction experience - lots of repairs needed with ~ 225 college tenants
Working w/ customers or employees in the age-range of 18-22 years old
Real estate: Agent, broker, leasing, development, etc
