Job Description:

Newgard Development Group of Miami, FL is looking to identify and recruit a Real Estate Development Executive. The candidate will be responsible for overseeing and managing the successful execution of large-scale development project(s) of various size and complexity, from design through completion to Sales as well as Construction and Delivery.

Responsibilities
  • Direct responsibility for overseeing and managing the successful execution of large-scale development project(s) of various size and complexity, from design through completion to sales and/or lease-up.
  • Work closely with the President and CFO, to ensure that project(s) are completed within established budget, scheduled milestones and quality standards.
  • Responsible for all aspects of the project(s), taking a hands-on approach to anticipating and solving problems or recurring issues in an ongoing effort to minimize crisis management.
  • Oversee contract administration for development initiatives.
  • Coordinate monthly budget and variance analysis updates and review financial performance with President and CFO.
  • Direct project team, defining project scope and detailing project plan/budgets of consultants during pre-development and construction phases of the project.
  • Deliver project plans, including budget and schedule estimates, and obtain necessary approvals.
  • Negotiate with and direct the work of architects, interior designers, engineering consultants and construction contractors, and other vendors, always with the best interests of the firm and project in mind.
  • Partner and collaborate with marketing team (internal and external) on development of marketing strategy, attend marketing meetings, review of competitive product reports, provide input on unit pricing, unit mix, and lead the project management activities required for the construction and opening of residential sales center, including sales team hiring and staff training.
  • Coordinate preparation of condominium documents and assist in the preparation of Offering Memorandum for financing.
  • Direct condominium sales process to maximize return on investment.
  • Track all project costs, approve consultant and contractor requests for payment and mitigate liabilities such as construction liens and insurance claims.
  • Monitor all releases of funds to consultants, contractors and vendors.
  • Maintain communication and interface with all relevant parties including public agencies, community groups, union representatives and senior management.
  • Standardize and refine project contract documents, bid forms, closeout standards, and all other pertinent documentation.
  • Manage plan approval process.
  • Obtain and/or verify proper entitlements and building construction permits.
  • Monitor contractor performance to ensure high quality work and materials and adherence to contract documents.
  • Perform all necessary project "closing-out" duties.
  • Provide strong leadership and management for the development/construction teams.

Qualifications
  • Minimum of eight years of relevant experience in real estate development, architecture, construction, or related activities in the development industry.
  • Experience managing development projects of similar size and scope from beginning to end, as well as significant transaction experience required.
  • Experience executing high-end residential condominium development projects in the South Florida market a plus.
  • Strong sense of design aesthetic, appreciation for the physical space from both external as well as interior design perspectives.
  • Ability to act as a principal force in ensuring that decision made throughout the development process are highly creative and reflect an appropriate level of taste and design, to maximize investment returns.
  • Successful record of accomplishment in managing multi-disciplinary project teams in the areas of; architecture/design, construction/engineering, zoning/real estate law, leasing/marketing, and sales.
  • Ability to review and understand architectural drawings.
  • Ability to manage multiple priorities simultaneously without losing sight of project goals.
  • Excellent and effective communication skills (written and oral), with the ability to infuse the internal management process with new ideas as well as to support external marketing efforts.
  • Strong, effective interpersonal and analytical skills.
  • Self-motivated with the ability to manage one's schedule, responsibilities and duties maturely, with little direct oversight of day-to-day activities.
  • Ability to work in a fast-paced entrepreneurial environment.
  • Well-organized; good and independent work ethic; good administrative skills; attention to detail.
