Position Overview The Senior Preconstruction Manager will oversee the preconstruction phase of projects, ensuring that all aspects of planning, budgeting, and scheduling are executed effectively. This role is critical in establishing project feasibility and aligning stakeholders' expectations with the company's goals.
Key Responsibilities
Lead the preconstruction team in developing project estimates and budgets.
Coordinate with architects, engineers, and subcontractors to gather necessary information for bids and proposals.
Review and analyze project plans, specifications, and scope of work to determine project requirements and constraints.
Manage the preparation of detailed take-offs and quantity surveys for all trades involved in multi-family, assisted living, and commercial construction projects.
Facilitate value engineering sessions to optimize costs while maintaining quality standards.
Ensure compliance with all contract requirements and local regulations throughout the preconstruction phase.
Prepare and present bids and proposals to stakeholders, highlighting key project details and financial implications.
Qualifications
Bachelor's degree in Construction Management, Civil Engineering, or a related field.
Minimum of 7 years of experience in preconstruction management within the construction industry.
Strong knowledge of contracts, bidding processes, and construction methods.
Experience with take-offs and cost estimation for multi-family and commercial projects, particularly assisted living facilities.
Excellent communication and negotiation skills, with the ability to work collaboratively across teams.
Proficient in industry software and tools related to project management and estimation.
