Our client is an Investment and Development firm building a master-planned community in the South Denver Metro area. The development project spans nearly 4,000 acres of land with an estimated 12,000 homes and 3 million square feet of commercial, retail, and light industrial assets.
This role will be joining a small, entrepreneurial, professional group and is suitable for a self-starter individual with a strong foundational skill-set. Ideal candidates will have a desire to be involved in a broad array of the commercial and residential real estate development process while owning the internal Finance function.
Job Summary:
The successful candidate will be 100% responsible for financial planning and analysis, budgeting, and performance and management reporting to support the buildout of the development project and its metro districts. This will include updating projections to actuals monthly with variance analysis and reforecasting. This role will also support underwriting for land sales, land acquisitions and development of commercial real estate projects (retail, office, light industrial and multi-family). Additionally, this role will interface with the owners, potential investors and lenders including responding to questions, generating reports, and drafting and presenting updates. This role will report to the chief financial officer (CFO).
Responsibilities:
Prepare an annual business plan projection by month and update the buildout business plan by year for the development project and its metro districts.
Monthly update of the annual and the buildout financial projections for all entities (This will include updating the monthly projected results to actual results and rolling forward the projections for the remainder of the annual plan and the buildout plan.)
Present financial models, reports, and updates to senior management and external stakeholders, including lenders, investors, and partners.
Support the residential and commercial land sales teams with financial analysis including maintaining and updating the market trends driving the demand for land sales.
Support the metro districts' finance plans including debt issuances.
Conduct thorough financial analysis of potential self-developed, joint-venture, or disposals of land for commercial real estate projects, including development proformas, cash flow projections, financial metric summary, and sensitivity analysis.
Analyze and interpret market trends and economic indicators to assess the viability of potential projects within the masterplan.
Evaluate and recommend financing options for new projects and acquisitions, including debt, equity, and joint venture structures.
Assist in the due diligence process for potential dispositions and deal structures, including review of financial statements, leases, and other relevant documents.
Develop and maintain relationships with external partners, including lenders and investors.
Provide indirect oversight to the operational functions, from a finance perspective, with variance analysis of financial budgets and timing of deliverables including non-financial initiatives.
Qualifications:
Bachelor's degree in finance, accounting, or related field.
Minimum 7 years of experience in residential real estate financial analysis with increasing responsibility. Additional experience with commercial real estate is a plus.
Experience with residential development operations and metro district financial operations.
Experience with investor relations including reporting requirements and compiling investor presentations and quarterly updates.
Experience with business plan submittals and cash flow forecasts for investor reporting.
Experience with prospective financial modeling.
Some understanding of negotiating and structuring equity and debt financing.
Knowledge of residential real estate markets, trends, and economic indicators.
Experience with driving process improvement.
