Role Overview:
Avsar Construction is seeking a Senior Regional Construction Scheduler to lead, inspire, and elevate our scheduling processes for high-impact construction projects in Los Angeles. This role is perfect for a scheduling expert with deep knowledge of construction timelines and a passion for ensuring projects are executed on time and to the highest standards. Key Responsibilities
Report directly to the Sr. Construction Manager for Scheduling and Estimating, providing updates and preparing reports for upper management to meet Key Performance Indicators.
Supervise Project Schedulers to ensure project timelines are met; interfaces with OARs, Senior Project Managers, and other site staff and contractors for reviewing CPM schedules and preparing project scope and budget.
Projects staffing needs and makes recommendations to executive staff to improve staffing requirements.
Develop and maintain program schedules, identifying relationships, logic, milestones, and constraints for various types of construction projects.
Independently interprets and reads detailed construction drawings (Architectural, Structural, Mechanical, Electrical, Plumbing, Civil, etc.) to develop a clear understanding of the work scope.
Review Contractor's Baseline schedule submissions, ensuring all work scope is identified and logically sequenced; provides written, detailed schedule review comments.
Perform QA/QC on contractor schedule submittals to ensure conformance with contract terms; reviews critical path, cost loading, resource loading of man-hours, schedule content, recovery schedules, and use of logic relationships, lags, constraints, and milestones.
Perform schedule Time Impact Analysis for any change orders affecting the construction schedule; negotiates schedule delays with the OAR and the contractor as needed.
Read drawings to determine work scope and understands contract terms to assess the merit of compensable or non-compensable time extensions.
Conduct Critical Path analysis and Earned Value analysis.
Conduct site visits as needed to check the contractor's weekly/monthly schedule progress and provides reports to the project OAR and upper management.
Communicate effectively with the Contractor on all schedule/progress-related matters in weekly status meetings and other schedule-related meetings.
Perform regular QA/QC reviews on Program Schedules.
Conduct bi-monthly status updates for Program Schedules/Master Schedules.
Prepares reports as needed and directed by management.
Minimum Requirements
Experience: inimum eight (8) years full time paid professional experience in Construction Scheduling for an Owner or General Contractor, preferably in an educational facility or public works projects.
Technical Expertise: Proficient in Primavera and MS Office Suite, with a strong understanding of cost engineering, scheduling principles, and schedule forensics.
Education: Bachelor's degree in Architecture, Engineering, or Construction Management (or similar, with additional relevant experience).
Skills: Strong communication, organizational, and leadership skills; proven ability to build and sustain effective working relationships.
