About the role:
Reporting to the Assistant Vice President for Capital Projects, the Senior Capital Projects Manager is responsible for the planning and management of the design and construction process for highly complex capital projects above $20M, as assigned. The Senior Capital Projects Manager, as an integral member of a multi-disciplinary team, collaborates with department and campus colleagues, as well as consultants to execute planning, design, and construction. This position does not directly supervise other employees but may oversee the work of project managers and an assistant project manager for some projects. This position is expected to provide contract management/oversight of contractors and consultants to ensure the project is completed to program needs, on schedule, and within budget.
What you will be doing:
Managing and coordinating the planning, programming, design, and construction for new facilities or renovation projects at a high level of complexity, including all site and landscape work, site utilities and building systems (architectural, structural, MEP, fire protection, etc.) as necessary to the project; projects may include civil engineering, landscape/environmental initiatives, buildings, and building systems scopes of work.
Preparing or working with consultants to develop feasibility and other studies to determine viability, alternatives, and establish project costs for potential new initiatives.
Coordinating with all project stakeholders, including facilities and other campus departments, senior staff, design teams, contractors, and authorities having jurisdiction to ensure work successfully integrates project and campus needs.
Developing and maintaining the project budget, cost estimates, and schedules; ensuring projects are completed on time and within budget
Managing and coordinating the LEED/SITES and other sustainability documentation processes and regulatory and planning board reviews as required. Preparing sketches or drawings to use as planning tools or to illustrate technical problems and their solutions.
Overseeing review of design documents to ensure compliance with codes and regulations, College standards, project scope and programmatic requirements.
Ensuring that contracts, insurance billing, and other budget and legal documentation is completed and processed appropriately for each project.
Performing additional duties as assigned; responsibilities, and activities may change at any time with or without notice.
Minimum Qualifications:
Bachelor’s degree or the equivalent in education and experience; advanced coursework in architecture, landscape architecture, engineering, construction management, or related field desired.
Minimum of seven to ten years practical experience managing complex capital design and construction projects with budgets of $20 million or greater.
A broad understanding of design disciplines including civil, landscape, environmental, architectural, structural, MEP, and fire protection as well as space planning and the integration of architectural and engineering disciplines.
Ability to work independently and effectively coordinate with consultants, peers, and leadership to manage projects; this includes schedule and budget management, meeting deadlines, and ensuring code compliance/quality work.
Working knowledge of federal, State of Maine, and local building and environmental codes, regulations, safety requirements, and ability to present and obtain approvals from local, state, and federal authorities.
Demonstrated commitment to continuous quality improvement; ability to develop and maintain effective relationships with members of a diverse campus community in the planning and execution of projects.
High level of competence with word processing, spreadsheets, and analytical software is required.
Preferred Qualifications:
Licensure as a Registered Architect or Professional Engineer in the State of Maine
Ten or more years of practical experience managing complex capital design and construction projects.
LEED AP and/or SITES experience desired.
Database software, Adobe Acrobat, Procore and AutoCAD or Revit knowledge is desired.
