Job Description Summary:
The Commercial Project Manager will provide overall leadership and management of field operations on large-scale multifamily developments. This role ensures that projects are completed on time, within budget, and to the highest standards of quality and safety. The ideal candidate will have deep experience in multifamily, mixed-use, or high-density residential construction and a strong ability to manage subcontractors, schedules, safety, and field coordination.
Key Responsibilities:
Field & Project Management: • Lead on-site construction activities from preconstruction to closeout, ensuring efficient workflow, quality, and safety. • Develop and maintain detailed project schedules, coordinating with subcontractors and internal teams to prevent delays. • Identify and resolve field issues proactively to maintain project momentum. • Ensure compliance with OSHA, local building codes, and Copper Builders' safety policies.
Construction Execution & Quality Control: • Oversee all aspects of site logistics, safety planning, and risk mitigation. • Implement rigorous quality control measures to ensure all work meets contract documents, specifications, and industry best practices. • Manage subcontractor performance, ensuring timely material delivery and efficient trade coordination. • Review and enforce adherence to project budgets, schedules, and procurement plans.
Budgeting & Cost Management: • Work closely with project managers to track budgets and control costs. • Minimize change orders by identifying potential scope gaps and value engineering opportunities. • Review subcontractor payment applications and project financials.
Stakeholder & Team Collaboration: • Foster strong relationships with owners, architects, engineers, and trade partners to ensure alignment on project goals. • Maintain open, consistent communication with internal teams, providing regular progress updates and reports. • Train, mentor, and lead assistant superintendents, project engineers, and field staff.
Project Closeout & Turnover: • Oversee punch list completion, final inspections, and smooth project handover to ownership. • Conduct warranty follow-ups and post-construction evaluations.
Qualifications: • 10+ years of experience in commercial construction, with a focus on multifamily, mixed-use, or large-scale commercial projects. • Proven track record of successfully delivering projects valued at $50M+. • Strong knowledge of wood frame, concrete, and steel construction methodologies. • Proficiency in construction scheduling software (Procore, Primavera P6, MS Project, or similar). • Deep understanding of building codes, OSHA regulations, and safety compliance. • Excellent leadership, problem-solving, and decision-making skills. • Ability to manage multiple subcontractors, suppliers, and stakeholders in a fast-paced environment. • Strong communication skills, both written and verbal. • Bachelor's degree in Construction Management, Engineering, or a related field preferred, but equivalent field experience will be considered.
