We are seeking a detail-oriented and experienced Analyst to lead the Real Estate and Mobile Home section under the Delinquent Tax Collector. This role is responsible for overseeing communications, legal documentation, tax sale processes, and compliance with SC tax laws. The ideal candidate will have experience in tax offices, legal/paralegal work, or banking, along with advanced skills in Microsoft Office and tax-related documentation.
Key Responsibilities
Manage communications with bidders from the annual Delinquent Tax Sale, keeping them informed on tax sale statuses, voids, redemptions, and cancellations.
Prepare Quit Claim deeds and Bills of Sale for post-redemption properties per SC Code of Laws.
Ensure compliance with all tax sale notifications, postings, and advertisements required under Title 12-49 and 12-51-40 et seq.
Coordinate and respond to Freedom of Information Act (FOIA) requests regarding tax sales, overages, and related inquiries.
Handle post-tax sale communications with bidders, defaulting taxpayers, attorneys, and the general public.
Conduct deed research, abstracting, and preparation to ensure proper documentation and legal compliance.
Navigate complex delinquency situations with professionalism, tact, and discretion.
Qualifications & Skills
Education: Associate's degree or higher in Business, Accounting, Legal/Paralegal, or a related field.
Experience: Five or more years in a tax office, attorney's office, or banking institution preferred.
Technical Skills: Advanced proficiency in Microsoft Office & MS 365 is required.
Legal & Tax Knowledge: Familiarity with SC Code of Laws regarding tax collection, lien priorities, and bankruptcy provisions is highly desirable.
Research & Documentation: Strong ability to prepare legal documents, conduct deed research, and manage tax sale records.
Communication & Conflict Resolution: Ability to handle sensitive tax delinquency cases with professionalism.
