PROJECT MANAGER JOB DESCRIPTION

Directing Others/Direction Received

Reports to and receives performance evaluations from Director of Construction and firm ownership. Includes but not limited to overseeing and managing the estimating, preconstruction, construction, and post construction phases of a project along. Must carry out the duties of the position and operate with little administrative support.

Duties & Responsibilities include but not limited to the following;

ESTIMATING:

Pre-bid

o Attend pre-bid meetings with ownership and marketing to review bid/RFP details

o Assist Estimator with generating bid list for subs and suppliers based on project type

o Review plans and specs

o Assist/Review Estimator with creating estimate template in ProEst based on review of specs and drawings

o Meet with Estimator, Marketing, and Director of Construction to review the project and proposal requirements

o Attend any pre-bid meetings and walkthroughs

o Review pre-bid RFIs prior to Estimator's submission to client/design team

o Attend meeting(s) with Estimator and Director of Construction to review ProEst template and clarification letter for

holes

o Develop overall job schedule, phasing, and duration to determine general conditions.

Bid Day

o Organization is Key!

o Bid day is a TEAM effort between Estimator, Marketing, PM, Director of Construction, and ownership

o PM & Estimator to review all subs bids for completeness and note any exclusions. Assist with making calls to subs

as need to for missing items or information.

o Final bid review with team to discuss final costs and fees

Post Bid

o Assist Estimator with requested follow up questions/clarifications from the owner/design team

o Project hand off meeting with Estimator and Director of Construction

o Assist APM with sub-contractor buyout

o General

- Please note that depending on size of project, client relationship, and current estimate load the PM may be required to estimate a project from start to finish.

Preconstruction

o Oversee APM/Coordinator progress on the following

- Job set up and budget in accounting system

- Sub-contractor buyout

- Sub-contractor and supplier purchase orders

- Participate in Project Hand Off meeting with PM and Director of

- Monitor pre-con checklist

- Load project into ProCore

- Job binder for project superintendents

- Submittals

- Building permit approvals

o Preconstruction Meetings - both internal and with client

o General

- Please note that depending on size of project, client relationship, and current estimate load the PM may be required to estimate a project from start to finish.

Construction

o Ensure in conjunction with the Superintendent a safe and organized worksite to include all daily safety forms and

meetings

o Create and track RFIs

o Procure misc materials and equipment (super and APM can assist)

o Estimating and creating owner, sub-contractor, & internal change orders

o Accurately code supplier and sub-contractor invoices to job cost

o Regularly scheduled sub-contractor and OAC meetings with minutes

o Create and distribute weekly reports

o Monitor ProCore for pics, daily reports, safety, and general project info

o Regular jobsite visits

o Assist Superintendent in documentation of existing conditions that vary from construction documents

o Manage the overall project schedule

o Manage the project budget

o Communicate with project team, owner and design teams

o Assist Superintendent in creating continuous punch/completion list

Closeout

o Ensure all final inspections and paperwork is received from AHJs

o Create and manage the final punch list

o Assist APM/Coordinator with ensuring all subcontracts are closed out and all change orders/back-charges are

correctly applied.

o Assist APM/Coordinator Request, track, and compile all product info, warranties, maintenance & care information

from subs and suppliers for Operation & Maintenance Manual to be presented to client.

o Final cost review and overall project audit
