The Drafter is involved with all aspects of residential new home design beginning with sketched concepts, the base plan portfolio, site plans, engineered plans and details, plans customized by the customer and the entire building permit approval process.
This position is considered a full-time, salaried, office job and as such requires a minimum of 40 hours per week on-premises at the Symphony Homes office. As a general rule, office hours are to be maintained from 8:00 am to 5:00 pm allowing for a 1 hour lunch break. Based on company workloads, working hours in excess of 50 hours per week, or more, may be required and are not considered overtime.
Responsibilities:
Assist the sales team by drafting site plans showing house fit on the lot for prospective clients
Draft house preliminary plans from Symphony portfolio as assigned by the operations manager for newly contracted customers
Assist in making changes to house plans based on customer requests
Submit and monitor status of house plans to structural engineer
Complete RES Check calculations
Complete, submit and monitor permit applications for jobs under own supervision
Notify the Starts Manager, Design Consultant and Accounting as soon as a building permit if ready to be pulled.
Jointly with the Estimator, review the costs of the building permit and all associated fees in comparison to historic costs of similar homes. Reconcile with the municipality as discrepancies are encountered
Assist in the development of new house plans being added to Symphony Plan Library
Maintain the Symphony Plan Library with keen focus on square footage calculation. Regularly communicate square footage changes to ownership / sales for proper house pricing
Review base plan PDFs that are available to the sales team on a monthly basic to ensure they are up-to-date
Provide marketing with line drawings and elevations for the creation of brochures, once a base plan has been finalized
Timely completion of all redlines throughout the preconstruction process with focus on the final redlines prior to start pack issuance
Work with purchasing, construction and ownership to review plans for opportunities to value-engineer common methods and practices
Receive and incorporate ongoing feedback from purchasing and construction regarding plan-related discrepancies, errors, or oversights to avoid future recurrence
