The ideal candidate will oversee all aspects of the estimating, preconstruction, and bidding processes for a wide range of ground-up and interior projects up to $150million.
This is a role with a well-established, design-build General Contractor in North Carolina who has a diverse portfolio of healthcare, senior living, athletic facility, multi-family, automotive and industrial/warehouse projects. They need a mid-to-senior level estimator / preconstruction manager to join a preconstruction team of 5-6 people. There is currently one other senior member on the team and multiple junior staff.
Responsibilities:
Manage estimating and preconstruction assignments for diverse projects (scope and size)
Execute bids, particularly in the design-build delivery method
Define, prepare, and develop scopes of work and project bid packages
Provide multiple budgets for owners and clients (conceptual, schematic, design, final GMP pricing)
Develop and maintain relationships with trade contractors and suppliers
Communicate effectively with owners, clients, architects and engineers
Strategize and collaborate on early design and budget phases
Provide detailed and accurate information in a timely manner
Ensure the best bids are obtained for each trade
Train junior members on take-off procedures and other estimating basics
Identify value engineering opportunities
Qualifications:
7+ years of preconstruction experience on a diverse portfolio of projects
Strong organizational and time management skills
Effective collaborator and willing team player
Proficient in Estimating Software (Building Connected, Plan Swift, Bluebeam, etc.)
Good relationships with local subcontractors, engineers, architects
Detail-oriented and strong communication skills
Well-versed in project design, budgeting, blueprints and trade bidding processes
