Job Title: Project Manager - Tenant Improvement

Position Overview:

As the Project Manager specializing in Tenant Improvement projects, you will be responsible for the overall management and successful delivery of our commercial construction projects. You will play a pivotal role in coordinating all project phases, from pre-construction planning to project closeout, ensuring projects are completed on time, within budget, and to the highest quality standards. Your expertise in project planning, team leadership, and client communication will be essential to achieving project goals and client satisfaction.

Key Responsibilities:
  • Lead and manage tenant improvement projects from initiation to completion, overseeing all project phases including planning, design, procurement, construction, and closeout.
  • Collaborate with clients, architects, engineers, subcontractors, and internal teams to develop project plans, schedules, and budgets that align with client objectives and project requirements.
  • Conduct thorough project assessments and feasibility studies, providing recommendations and insights to clients regarding project scope, costs, and timelines.
  • Develop and maintain project schedules, tracking progress, milestones, and deliverables to ensure timely completion and adherence to project timelines.
  • Manage project budgets, forecasts, and expenditures, identifying cost-saving opportunities and ensuring projects are delivered within budgetary constraints.
  • Coordinate and procure necessary permits, licenses, and approvals required for project commencement and completion.
  • Oversee the selection and negotiation of contracts with subcontractors, vendors, and suppliers, ensuring competitive pricing and adherence to project specifications.
  • Provide effective leadership to project teams, assigning tasks, providing guidance, and fostering a collaborative and productive work environment.
  • Conduct regular site visits and inspections to monitor progress, quality, safety, and compliance with building codes and regulations.
  • Communicate regularly with clients, providing updates on project status, addressing any concerns or changes, and ensuring overall client satisfaction.
  • Manage project documentation, including contracts, change orders, RFIs, submittals, and closeout documents, ensuring accuracy and completeness.
  • Implement and enforce safety protocols and quality control measures to maintain a safe and efficient work environment.
  • Identify and mitigate project risks, resolving issues and conflicts as they arise to ensure project success.

Qualifications:
  • Bachelor's degree in Construction Management, Engineering, Architecture, or a related field (preferred).
  • 7+ years of experience in commercial construction project management, with a focus on tenant improvement projects.
  • Proven track record of successfully managing and delivering multiple projects concurrently.
  • Strong knowledge of construction methods, building systems, codes, and regulations related to tenant improvement projects.
  • Proficiency in project management software such as Procore, Microsoft Project, or similar tools.
  • Excellent leadership, communication, and interpersonal skills, with the ability to build and maintain positive client relationships.
  • Demonstrated ability to develop and manage project budgets, schedules, and resources effectively.
  • Detail-oriented, organized, and adept at problem-solving and decision-making in a fast-paced environment.
  • Ability to work collaboratively with cross-functional teams and stakeholders to achieve project goals.
  • PMP or CAPM certification (preferred).
  • OSHA 30-Hour certification (preferred).
