Role Description

The Senior Preconstruction Manager leads the overall preconstruction process, resulting in a comprehensive deliverable that includes competitive bids, negotiated proposals, cost estimates, analysis, and budgets and ensures successful execution and completion of the preconstruction process.

This individual also participates in the marketing, business acquisition, and business development and can manage preconstruction services on the Company's largest and most complex projects.

The Senior Preconstruction Manager (SPM) reports to the Director of Preconstruction and supervises all preconstruction and estimating staff assigned to the project.

Job Tasks & Responsibilities

Safety
  • Understand and Ensure implementation of the Company's safety program
  • Any employee has the authority to stop work they feel is unsafe until the issue(s) can be resolved.
  • Promote strong project safety culture with all employees and trade partners and vendors.

Pre-construction & Estimating
  • Works collaboratively with operations and ensures successful execution and completion of the preconstruction process and satisfaction of all stakeholders.
  • Manages relationships with key clients and design team contacts during the preconstruction phase.
  • Highly competent in all divisions of estimating, including self-perform estimating.
  • Participate in developing and/or review project bid list, subcontractor scopes of work, and project risk assessment
  • Participate in post-project review with key project personnel.
  • Participate in the development and maintenance of an updated company estimating and preconstruction services manual.
  • Provide complete preconstruction services to our clients and operations team with minimal oversight.
  • Prepare and analyze proposals to include current market and regional conditions, historical data, material escalation, internal estimate, and subcontractor input to provide complete and accurate estimates to clients.
  • Successfully manage the design and preconstruction phase with all stakeholders, including owners, design team, consultants, and operations, to move the project into the construction phase.
  • Understand construction drawings and specifications and identify missing elements to provide complete estimates.
  • Competence in project scheduling, phasing, and logistical planning of projects
  • Monitor and Ensure timely completion of critical preconstruction activities.
  • Maintain positive relationships with Owner, Design Team, and Lueder personnel and promote cooperation and teamwork with common goals and expectations.
  • Communicate with the design team during design phases and review design documents items not adhering to budget and schedule requirements.
  • Prepare budget/estimate for staffing and general conditions for projects, review with operations as directed.
  • Participate in preconstruction planning meetings that include the Owner, Design Team, and Lueder personnel.
  • Utilize historical cost data, current market conditions, unit pricing information, building type and size, and local area knowledge to prepare conceptual estimates and accurate project budgets.
  • Manage estimates coinciding with each significant design development phase while ensuring adherence to the clients program, budget and quality goals.
  • Prepare bid packages with respect to complying with Lueder procedures, specifications, and contract terms/requirements.
  • Perform constructability reviews to actively look for design coordination issues, omissions, or problems with the plans and specs that could be corrected before the project begins to improve constructability during construction.
  • Perform life cycle cost analysis and value analysis studies to evaluate materials, systems, and innovative methods to assure quality, cost, and schedule control.

Business Development
  • Assist in or lead project proposals and presentations as requested.
  • Assist with client sales calls and other tasks requested by Marketing to assist with obtaining future work.
  • Pursue potential projects that meet the Company's project selection criteria.
  • Manage and expand existing clients, key industry influencers, and organizations to generate pipeline opportunities to meet annual revenue goals and position Lueder in the marketplace.
  • Develop sustainable and long-term business relationships with key clients, architects, interior designers, owner's reps, and consultants.
  • Presentation and interviews with clients, including strategic preparation
  • Provide support to Marketing and Business Development as required with writing proposals and participating in presentations to help achieve the Company s growth and revenue goals.
  • Prepares and executes project win strategies by preparing for interviews and leading internal and external presentations of estimates and proposals to support the business development process.
  • Create and maintain working relationships with owners, architects, vendors, governing authorities, subs, and the general public during all phases of the construction process. Identify their strengths and weaknesses and improve the Company's image with them and the general public.

Qualifications
  • Construction Estimating, Cost Management, and Budgeting skills
  • 8-10 years of extensive project management construction experience
  • Ability to negotiate contracts and work collaboratively with architects and subcontractors
  • Strong communication and leadership skills
  • Ability to analyze and manage project risk
  • Familiarity with relevant software and tools such as Bluebeam and Procore
  • Destini Software experience is a plus
  • Bachelor's degree in Construction Management or a related field, or equivalent work experience
