Pro-Forma & Financial Oversight: Collaborate with Project Manager to review monthly project pro-formas, recommend necessary adjustments, and assess General Contractor and Subcontractor change orders, ensuring alignment with financial goals.
Schedule & Design Coordination: Maintain project schedules for design, permits, approvals, construction, sales/leasing, and marketing. Oversee the Design Team from Schematic Design to Contract Administration, including value engineering and timely RFI/Submittal responses.
Inspection & Permit Management: Coordinate inspections with contractors, authorities, and consultants while managing permitting processes to keep projects compliant and on schedule. Monitor site activities daily, addressing concerns to meet delivery deadlines.
Stakeholder & Relationship Management: Build and maintain strong relationships with tenants, buyers, design consultants, government officials, contractors, and lenders. Oversee tenant/buyer coordination, ensuring seamless site visits, drawing reviews, permitting, and project completion.
Punch List & Warranty Oversight: Collaborate with contractors and Resident/Tenant Services to address punch lists and warranty issues for tenant spaces, residential units, and common areas. Ensure quality completion and satisfaction.
Qualifications
Bachelor's degree in Engineering, Real Estate Development, Construction Management, or a related field (REQUIRED).
Minimum 4 years of project management experience with 2 years in a leadership role (REQUIRED).
